Dothan crawl space repair

Musty air in the hallway, insulation hanging loose under the floor, or a soft spot by the tub that keeps getting softer? One call puts you in touch with a crawl space company that works in Dothan and across the Wiregrass.

Wiregrass brick ranch house beside a crop field, with a sealed crawl space shown in cutaway A long, low red-brick ranch house with a shallow roof stands next to a spreading oak, with rows of low green crops in a field behind it under a hazy summer sky. A cutaway below the house shows a block-wall crawl space sealed with a pale liner over the ground and walls, block piers under a wood beam and floor joists, a dehumidifier, and a covered sump basin with a pipe leading outside.

Who is this site for?

Homeowners, landlords and buyers in Dothan, Headland, Ozark, Enterprise and the smaller towns and farm roads of the Alabama Wiregrass. A large share of houses here are built over a crawl space on brick or block foundations, from older homes near downtown Dothan to brick ranches across the city and newer houses on country lots. Military families renting or buying near Fort Rucker run into crawl space questions too. If your home has small vents along the foundation and an access hatch near the ground, there's a crawl space under it.

Why do crawl spaces around Dothan get damp?

Two reasons: the air and the dirt. Dothan has a humid subtropical climate with hot, humid summers, and the city averages close to 54 inches of precipitation a year. In a conventional vented crawl space, that summer air flows in through the vents and hits cooler ducts, water lines and floor framing, where the moisture condenses. The U.S. Department of Energy's Building America program notes that in humid climates outside air is often more moist than crawl space air, so venting can add moisture rather than remove it.

The ground plays a part too. The Dothan soil series, a widespread soil of the Southern Coastal Plain, takes its type location from the Wiregrass research station near Headland. The USDA describes it as well drained, but with plinthite, a dense, iron-rich material, starting 2 to 5 feet down, and with permeability that drops to slow in those lower layers. Clayey subsoils like that don't always let water soak away quickly, and bare dirt under a house will give its moisture to the crawl space air.

Signs of crawl space trouble

  • A musty or mildew smell inside, worse on muggy summer days
  • Insulation batts drooping or lying on the ground
  • Condensation dripping from ductwork or cold water lines
  • Mud, puddles or a waterlogged liner after a storm
  • Spongy, sloping or bouncy floors, or doors that start to bind
  • Ground plastic that's torn, loose or missing entirely
  • Dark staining, growth or soft wood on joists, beams or subfloor

What kinds of work solve it?

Most jobs in and around Dothan combine a few of these:

Which building code applies in Dothan?

The City of Dothan adopted the 2021 International Residential Code under Ordinance 2024-343, effective January 1, 2025, and its Building Inspection Services office administers it. Section R408.3 of that code spells out what a sealed, unvented crawl space needs: a continuous vapor retarder on the ground with sealed seams, carried up the walls, plus an approved way to control moisture, such as a dehumidifier or a small supply of conditioned air. Ask your crawl space company whether your job needs a permit and who will pull it. Outside city limits, check with the town or with Houston County. The Dothan crawl space guide has the details.

Does the contractor need a license?

In Alabama, a license from the Home Builders Licensure Board is required when the cost of residential construction, remodeling or repair exceeds $10,000. The board's rules call for an unlimited license when the work affects the structural integrity of the house, which can include floor-support jobs. Ask for the license number and look it up with the board before you sign.

After a hurricane or a big storm

The Wiregrass is far enough inland to escape storm surge, but not wind and rain. When Hurricane Michael came ashore on the Florida Panhandle on October 10, 2018, it brought down trees in Dothan, including one that fell through a house. After a storm, look under the house for broken framing, displaced piers, soaked insulation and water standing on the ground. Wet materials should come out and the space should dry before anything is sealed again. More on storm repairs.

Buying a home with a crawl space?

Make sure your inspector goes under the house. Alabama requires home inspectors to hold a license from the state's Division of Construction Management, and a standard inspection reports on visible structure and moisture. If the report mentions wet wood, a missing vapor barrier or sagging joists, a crawl space company can give you a closer look and a written proposal you can use in negotiations.

Are you a crawl space company?
